Affordable Housing is One of Our Priorities.

FULTON ATLANTA COMMUNITY HOUSING DEVELOPMENT ORGANIZATION

 (FA-CHDO)

Not only do we advocate for affordable housing, we help provide housing for low-income families. The Fulton Atlanta Community Housing Development Organization (FA-CHDO) was organized in 1994. FA-CHDO has developed several major projects and participated with homebuilders to offer housing for many families, including single and multi-family housing as well as renovations.

FA-CHDO housing development projects:

          ·         Cascade Oaks Apartments  located in South West Atlanta ( 3820 Old Cascade Road) has 112 units and was rehabilitated in 1998 by FACAA and FA-CHDO.  It is subsidized by government loans and tax credits, making it possible to provide affordable rates to low-income citizens.  Units are available to persons with good credit who want to live in a comfortable setting, crime and drug-free, safe and pleasant neighbors.  One and Two Bedroom Units allow small families, singles and retired individuals or couples a convenient place to stay.  Near shopping plazas, the Atlanta Airport and bust stops.  We are located close to major highways/inter-state expressways, so come by and take a look!

          ·         Fairburn Commons is located in downtown Fairburn, GA.  The project began in 1999 and by 2002 33 were homes and sold quite quickly.  The neighborhood still thrives and remains a proud accomplishment of FA-CHDO

          ·         YOUTHBUILD Graduates built a home on Martin Street in the "Pittsburg"  community of South East Atlanta in 2004.  This was a major accomplishment of young men who never realized their potential until the completion of this effort.  The home sold to  single parent of three children who was able to purchase the home at a very affordable cost.

          ·         WOOD ESTATES (Clayton County) is named for Penny A. Wood, FA-CHDO's first Housing Director.  Developed  from donated land in 1999, the project consisted of  24 homes which were completed in 2004.

In addition to renovation and new construction of single-family houses and apartments,
FA-CHDO offers:

q  Home Buyers Education
q   Tenant and HomeOwner Assistance
q   Housing Counseling Services

FULTON ATLANTA COMMUNITY HOUSING DEVELOPMENT ORGANIZATION

PROVIDING AFFORDABLE FOR THOSE IN NEED OF IT

MISSION:  To provide supportive housing-related services and to develop affordable housing opportunities to low income citizens of Atlanta and Fulton County through rehabilitation and new home development.

In 1996, FA-CHDO entered into the multi-family housing arena by acquiring a 112 unit apartment community which was later named “Cascade Oaks.  In 1999, after the completion of rehabilitation and rentals in the Cascade Oaks, FA-CHDO moved on to develop a 33single family  home community in Fairburn, GA.  Fairburn Commons was the first housing development in that area of South Fulton which was developed by a social service organization.  Modest in design, the homes quickly sold and the project remains a stable development in that City.

Wood, FA-CHDO’s first housing director, Wood Estates set the trend for nearby housing construction in an area that was once thought to be undesirable. Again the homes were sold speedily and remain a stable part of the area. We are proud of these achievements and continue to seek property that can be used for modest living.

Since 1994,  Fulton Atlanta has demonstrated a commitment to work with youth,  especially those having difficulty becoming responsible citizens, capable of mastering stages of growth for the adult years ahead of them.  From drop-outs to youth confronting the legal system, FACAA and FA-CHDO has embraced the “least” likely to succeed.  We have designed programs that encourage a commitment to change and successful living.  Youth enroll in the Fulton Atlanta Youth Build Program to learn as much about themselves as they do the skill of home repair and building.  Since the beginning of these services, more than one hundred fifty (150) youth have enrolled in Youth Build with over one half of them completing the program.  About a half of all graduates completed their GED in addition to the homebuilding program.

In the Fall, 2009, FACAA will recruit thirty youth to participate in YouthBuild.  We want to help these youth get on the track of true productivity and learn how to overcome their doubts about success and participation in the American Dream .In 2004 the graduating class of 2002 built a modern house that was actually sold to a single mother with three children.  Since then FACAA convenes new sessions of youth learning while overcoming.  Follow-up data suggests that most of their lives are made better after the program completion stage. The present Housing Director for FA-CHDO is Mrs. Beverly Luke.  Mrs. Luke is also a Housing Counselor and oversees the day to day responsibilities of the CHDO.
